The 700,712 square foot Sultana Logistics Center was completed in Fontana, CA. Located near the 15, 10 and 210 freeways, the spec cross dock distribution facility offers vast warehouse space, as well as 10,000 square feet of completed office tenant improvements. Two-tone coloring and plenty of glass make the building a beautiful addition to the community.

The identical office spaces, featured on both corners of the west side of the building, offer a large open work area upon entry, two private offices, men’s and women’s restrooms, and plenty of natural lighting through floor-to-ceiling windows. Features include motion lighting throughout, split outlets with timers to shut off electricity left on, upgraded birch doors and aluminum jambs leading to the bathrooms and warehouse, as well as elegant porcelain subway tiles and stone floor tiles in the restrooms.

The immense 690,712 square foot warehouse features men’s and women’s restrooms at both corner office areas with upgraded ceramic tiling, 137 dock doors, 3 drive-through doors, 36’ clear height, ESFR sprinklers, and a large electrical room with double the currently needed space for future addition of equipment. The roof houses 18 large exhaust fans with room for future additions, and the electrical room houses an auto shut off switch, which can be manipulated by the fire department to shut off certain fans and keep others on, controlling smoke in case of a fire. A large backup generator housed in the truck court offers protection in case of simultaneous fire and power outage. A full concrete truck yard on both sides of the building, with gated entry at all access points, offers vast space for ample truck traffic.

Site improvements include 229,827 square feet of beautiful landscaping on all sides of the building, greatly enhancing the look and feel of this area of Fontana. Plenty of parking is offered, including 325 standard spaces, 8 handicap spaces, and 38 clean air/vanpool spots. Fullmer also installed a dual sewer pump with shafts capable of holding roughly 650 gallons of water and an alarm panel with siren in case of overflow. A large detention basin sits at the south side of the property. Finally, Fullmer installed new underground electrical conduits, eliminating the need for power poles on the street and further cleaning up the look of the surrounding neighborhood.

Challenges included adding a retaining wall adjacent to the railroad at the east side of the site. Fullmer worked with the railroad and ended up digging out the rail spur and removing the track, building the wall, replacing with new track at the end. Fullmer is proud of this new warehouse facility; we believe it upgrades the area tremendously, and will be a great home for its future tenant.
