Warehouse Featured Project

Centerpointe consists of 6 concrete tilt-up warehouse buildings totaling 2.1 million square feet. Fullmer completed the project in Moreno Valley for Ridge Development,  completing all 6 buildings in one phase, as well as extensive street improvements in the area. The 6 warehouses were completed in the same park and feature both warehouse and office space.


Warehouse Sample Projects

Fullmer completed a group of buildings for Turner Real Estate Investments at Fairfield Ranch Road and Monte Vista Avenue in prestigious Chino Hills, CA. Fairfield Ranch Commons consists of three industrial buildings at 321,549 total square feet with more than 26,000 square feet of office space.

Situated on a nearly 18 acre site, the business park development is located just east of the 71 freeway. With building 1 split into eight units, building 2 into five and building 3 into two, these buildings offer the capacity and warehouse space for numerous tenants to operate. Each unit ranges in size from approximately 12,000 to 24,000 square feet, with 3 to 5 docks per unit. The development offers a total of 77 dock high doors, 9 grade level drive-through doors, ESFR fire sprinklers, 200-400 amp electrical services, ample parking and plenty of new landscaping. Detention basins accompany each building.

The project got caught in the wettest winter and spring in the past several years. Fullmer overcame this to keep the project on schedule and deliver it on time and under budget. These are the last light industrial buildings currently scheduled to be built in Chino Hills, as zoning would need to be revised, if possible, for any additional warehouse space to be developed there.

Fullmer completed the 118,714 square foot Soto Industrial Building, built for developer Pacific Industrial in Vernon, CA. The state-of-the-art Class A spec facility is situated in the heart of LA County; sitting on a nearly 5 acre site, the building is ideally located near the vital 5, 10, 60 and 710 freeways with nearby access to LAX and major ports.

The nearly 8,000 square foot corner office space offers high-end design with a grand entry featuring a steel stairway stretching up to the second floor mezzanine. The first floor includes a large conference room, two private offices, employee lunch room and large open work space. The mezzanine offers an even larger open work area with windows overlooking the warehouse, coffee bar, upstairs restrooms and abundant natural light. The entire tenant improvement features energy efficient automatic LED lighting. 

Warehouse features include 17 dock-high doors, two drive-through doors, 2000 amp power (upgradable to 4,000), men’s and women’s restrooms and 36’ clear height ceiling. 3% beveled skylights, scrim foil insulation and painted interior walls offer both abundant natural lighting and significant energy savings. Subdivided by a sheer wall across the middle of the warehouse, the facility can be utilized by two tenants or for multiple uses by one such as manufacturing and storage. The fully-secured 100% concrete truck court offers entrances from both sides of the building.

Site features include slatted fencing for privacy and safety, as well as new landscaping lining both sides of the building. The site was laid out well for its size, offering access from both sides at Soto Street and Seville Avenue, and utilizing all of the space to provide ample auto parking, including 14 low emitting and fuel efficient vehicle spots. Located on a lot where an old potato factory once stood, Fullmer has taken another underutilized piece of land and added a beautiful new property to the industrial sector of LA.

The I-10 Citrus Distribution Center is a 424,737 square foot concrete tilt-up building located in Fontana, CA. Situated along Citrus Avenue just below the 10 freeway, the spec facility built for developer Seefried Industrial Properties offers a vast warehouse, more than 4,000 square feet of fresh office space and additional corner entrance for a potential future office area to suit a new tenant.

The office tenant improvement includes a spacious open work area, large conference room, three private offices, employee breakroom, copy room and restrooms featuring high-end tiling. Motion-activated LED lighting was installed throughout the space. Highlights of the warehouse include 53 dock high doors, two grade level doors, 32’ clear height, ESFR sprinkler system and 52’ x 50’ typical column spacing. The secured 185’ all-concrete truck yard offers 80 trailer parking stalls.

Site improvements include ample parking and plenty of new landscaping lining the property along Citrus, Santa Ana and Catawba Avenues, where extensive street work upgrades were done, as well. The second of five buildings completed by Fullmer at the intersection of Citrus and Santa Ana in 2017, Fullmer feels that another gem has been added to the booming Inland Empire commercial real estate market.

Fullmer was honored to be chosen by Duke Realty as the general contractor for Duke Perris Logistics Center I, located just off the 215 freeway in the booming industrial hub of Perris. The build-to-suit distribution center spans an impressive 1,224,874 square feet, providing both a massive warehouse as well as 14,865 square feet of office space.

Built next door to Duke Perris Logistics Center II, which Fullmer completed as a spec development in 2015, the first facility was later occupied by Wayfair.com. The online retail giant is now also utilizing this larger facility to further enhance their West Coast distribution initiatives. The cross dock building features 36’ clear ceilings, ESFR sprinkler system, 8” thick concrete floor slab, 230 dock high loading doors and 277 trailer parking stalls.

Site features on the nearly 60 acre lot include beautiful landscaping covering nearly 17% of the site, covered break areas and ample parking with 544 total auto parking stalls, numerous spaces for low-emission and fuel efficient vehicles, as well as carpool/vanpool parking.

The building is LEED certified. Sustainable features include motion-activated faucets and soap dispensers in all restrooms, motion-activated lighting in the restrooms and office area, as well as LED lighting throughout the facility. Fullmer is extremely proud of this project, bringing to completion a key addition to our industrial projects portfolio – two state-of-the-art new buildings totaling more than 2 million square feet.

Fullmer completed two separate projects next door to each other in beautiful Rancho Cucamonga, CA. The Pittsburgh Distribution Center is a 44,264 square foot concrete tilt-up building complete with 1,570 square feet of two-level office space. Directly adjacent is the US Bowling Rancho Warehouse, a 45,738 square foot distribution center with a 4,329 square foot two-level tenant improvement.

Located near the busy corner of Fourth and Milliken, the two speculative warehouse buildings are situated in one of the prime spots of Rancho and add two attractive new facilities to the industrial pocket along the 15 freeway. The 28’ clear Pittsburgh Distribution Center offers 41,290 square feet of warehouse space, one grade level door and four dock doors. The office space includes a spacious downstairs conference room with open work area and five upstairs offices including a larger one overlooking the warehouse. 43 auto parking stalls and 14,167 square feet of fresh landscaping complete the site, and modern brick accents help to give the facility plenty of curb appeal.  

The US Bowling Rancho Warehouse features a 32’ clear height, four roll-up doors and one grade level door. The office TI includes an open work area , three larger private offices, a coffee bar and restrooms downstairs; a 2,000-plus square foot open mezzanine up top offers a separate staircase leading directly down to the warehouse. 50 auto parking spots along with more than 16,000 square feet of landscaping finishes off the site. 

Fullmer completed the Harley Knox Logistics Center, located in Perris, CA. Situated just off the 215 freeway near the southern edge of March Air Reserve Base, the 147,354 square foot concrete tilt-up distribution facility was built for Newcastle Partners as a speculative building without a signed tenant.

Suitable for warehouse, distribution and manufacturing use, the facility includes 5,063 square feet of two-level office space. The warehouse includes an ESFR sprinkler system, 24 dock doors and two drive through doors. The site is completed by beautiful landscaping and ample parking including spaces for clean air/vanpool/electric vehicles.

Primly located near the air reserve base, the area has become a booming industrial location fueled by major end users – Amazon, Kraft Foods, Lowe’s Home Improvement, Walgreens and Home Depot all operate logistics facilities nearby. The two-building Knox Logistics Center built by Fullmer for Trammell Crow in 2013 also sits next door. 

Ridge Fontana One is a 318,877 square foot concrete tilt-up distribution building located in Fontana, CA.

Built for Ridge Development and situated with convenient access just south of the 10 freeway in the heart of the Inland Empire West industrial market, the facility offers the capacity for 10,000 square feet of total office space – a completed 5,000 square foot tenant improvement, as well as the potential for a 5,000 square foot space on the opposite corner in the future. The current TI includes a spacious open office area, large conference room, private office, employee breakroom connecting directly to the warehouse, and restrooms featuring high end finishes and upgrades, including granite counters, subway tile and printed partitions.

Warehouse features include 32’ clear height ceilings, ESFR sprinkler system, 42 dock high loading doors, two grade level doors and 50’x52’ typical column spacing. The fully secured 186’ truck court offers 61 trailer parking stalls, two trash enclosures, Kohler generator, as well as access from both sides of the building on Santa Ana and Catawba Avenues.

The project is completed with 56,595 square feet of high-end landscaping surrounding the site. Plenty of parking is offered, with 109 parking spaces including eight ADA spots. The first of five buildings to be completed by Fullmer at the intersection of Citrus and Santa Ana in 2017, Fullmer feels that another gem has been added to the booming Southern California commercial real estate market. 

Fullmer Construction completed a 50,320 square foot building expansion to the United Refrigeration distribution facility in Ontario, CA.

The project consisted of adding on to the existing facility by directly adjoining the new space, all while Fullmer seamlessly navigated the logistics of allowing United Refrigeration’s operations to continue without disruption. Ten additional rollup doors now exist, greatly expanding both the capacity and efficiency of the building by utilizing what was previously an empty field. Additional features include 32' ceiling clear height, scrim insulation, bulk storage warehouse lighting and refreshing new landscaping to roughly 75% of the site. Two new wall louvers and two new roof top exhaust fans were also added to the existing building. 

Fullmer completed a 55,561 square foot expansion for Diamond Wipes International, a leading manufacturer and distributer of wet wipes and other similar products. Located in Chino, Fullmer expanded the campus by adding a new concrete tilt-up warehouse facility adjacent to their existing building. The facility features 28’ clear ceilings, 1,000 square feet of office space, as well as a 10,000 square foot mezzanine.

The overall project also included the addition of a new 218-stall employee parking lot at the rear of the existing building. The new facility is situated where the previous parking area used to be, so it was crucial for Diamond Wipes that Fullmer provide the new parking area in a timely manner. This requirement was delivered well ahead of schedule. Also, careful planning took place to ensure the existing building was able to be kept fully functional during construction, as it is a 24 hours a day/6 days a week operation. Fullmer and Diamond Wipes worked together seamlessly to make this happen.

Onsite and offsite improvements included the installation of new sidewalks around both sides of the corner property. Extensive street work was also done, and 53,867 square feet of beautiful new landscaping was added, giving the property a fresh look with much-enhanced curb appeal. 

The First Reyes Logistics Center is located in Rancho Dominguez, CA, just off the 710 freeway near the 91 interchange. Standing at 63,450 square feet, the building offers a fresh new logistics facility to this older industrial area of Los Angeles.

The building includes a two-level tenant improvement offering 5,245 square feet of office space. Its 32’ clear ceiling is quite a bit higher than the surrounding older buildings, helping it to stand out as the true gem of the area. The cross-dock warehouse features 66 dock high doors, 1 grade level door and ESFR sprinklers. Fullmer began the project by demolishing an existing building about three times larger than the new one; this was done to create larger-than-normal front and rear truck courts, which are accessible from both sides of the property

Site improvements include ample parking with a spacious separate lot just outside the main gate, a large guard shack at the main entrance with a smaller guard shack at the secondary gate. Stunning landscaping surrounds the site and significantly enhances this area of the Southern Los Angeles industrial market.

Fullmer completed the OMP Alondra Business Center, a 199,588 square foot state-of-the-art distribution center located in La Mirada, CA. Ideally situated just off the 5 freeway with nearby access to the airport and ports, this concrete tilt-up industrial facility also features an 11,537 square foot two story office with high-end finishes and upgrades.

The street facing corner office entrance is wrapped in beautiful glass which reaches nearly to the top of the building. The first floor features an inviting lobby with winding staircase wrapped in glass and steel. A large open work area, three private offices, spacious conference room, restrooms and a break room complete the bottom level. The second floor is comprised of a large open work space, surrounded by floor-to-ceiling windows on one side, and windows overlooking the warehouse below on the other.

The warehouse includes 35 dock high doors, two grade level doors, 32’ clear ceilings, 2.5% skylights, ESFR sprinkler system, single-occupant restrooms and electric pump house in lieu of the typical diesel. The fully secured truck courts are made up of 100% concrete, and the facility is divisible with key points of access on both sides, as well as the capability for future office space on the corner opposite the existing space. A key feature is the state-of-the-art lighting system; all LED and motion-activated through the entire building, a Cat 5 line extends to each fixture throughout the facility, enabling the lights to be manipulated remotely. Substantial power at 1,000 amps with 3,000 UGPS gives the building ample capabilities, and a vapor barrier was installed underneath the entire structure for methane monitoring.

Site improvements include 144 auto parking spaces, 11 of which are clean air/vanpool vehicle stalls, and plenty of truck parking. A large bio retention basin was installed on the North side of the site; this structure is load bearing up against the North parking lot, which caused the need for Fullmer to also install a large underground retaining wall against the lot. Finally, 43,799 square feet of fresh landscaping completes the site.

The Oakmont Pomona warehouse building is a 197,685 square foot speculative concrete tilt-up “cold dark shell” located in the industrial sector of Pomona, CA, with close proximity to the 10, 60, 57 and 71 freeways. The facility is composed of excellent warehouse space and three corner entrances for potential future office areas to suit a new tenant.

A brushed aluminum clear storefront glazing system with mullions aligned to the building panels’ horizontal lines and gun metal gray window glazing with black spandrel glass at key areas give the entrances to the facility a more dramatic and accentuated look.

Highlights of the warehouse include 27 dock high doors, two grade level doors, 32’ clear ceilings, 3% skylights, ESFR sprinkler system and plenty of natural lighting. 24 trailer parking spaces, an exterior fire pump room and trash enclosure complete the rear-load secured truck court. Offset wall panels along the street facing facades create vertical shadow lines, adding depth and character to the structure; sand blasted inset panels provide a warm contrast to various sections along the exterior.

Site improvements include 211 auto parking spaces, including 17 clean-air vehicle stalls. 20,817 square feet of fresh landscaping completes the site and helps update the feel of this industrial area of Pomona.

The project was completed within the original budget and timeframe.

The 116,480 square foot Turner 4th Street industrial building is located in Rancho Cucamonga, CA. Situated near the 10 and 15 freeway interchange on a nearly 6 acre site, the building is in close proximity to Ontario International Airport, and not too far from the Ports. Also included is a 7,000 square foot two-level tenant improvement.

The corner office space features an attractive architectural entrance complete with aluminum canopy and beautiful glass paneling stretching from grade level to the roof. Once inside, the 3,500 square foot first floor is comprised of a private lobby, large conference room with floor-to-ceiling windows, three private offices, men’s and women’s restrooms, supply area, and a break room with a direct entrance from the warehouse. The 3,500 square feet of mezzanine is primarily comprised of open work space, as well as single occupant men’s and women’s restrooms complete with upgraded subway tiling. The entire office space includes high-efficiency LED lighting with motion sensors and daylight dimmers.

The 109,480 square foot warehouse offers 18 dock-high doors, two grade level doors, scrim foil insulation, ESFR sprinklers, separate men’s and women’s restrooms and 32’ clear height ceiling. The fully-secured 120’ truck court offers entrances from both sides of the building, houses a trash enclosure, and is polished off by a portion of the new landscaping inside the surrounding fence and wall.

Site features include new wrought iron fencing on two sides of the site (an existing block wall closes off the third side), as well as ample parking, fresh landscaping, recycled water for irrigation and a shaded outdoor patio area. Positioned with excellent frontage along the busy 4th Street, this facility stands in a prime area of Rancho Cucamonga, with the nearby mountains serving as a beautiful backdrop. 

The 127,500 square foot Dedeaux Belmont industrial building is centrally located in Ontario, CA down the street from Ontario International Airport. Situated on a nearly 7 acre site between the 10 and 60 freeways, the facility also includes a 6,000 square foot two-level tenant improvement.

The corner office area offers a striking entrance complete with aluminum canopy, numerous windows and attractive blue paint scheme. The lobby opens into 3,000 square feet of premium office space, which includes a conference room, two private offices, men’s and women’s restrooms, and large open office space. Completing the first floor are an electrical room, telephone room and fire pump room. Two separate stairways lead to the 3,000 square foot mezzanine, which consists of one large open work space.

Warehouse features include 21 dock-high doors, two grade level doors, single-occupant men’s and women’s restrooms, and 30’ clear height ceiling. The fully-secured truck court offers entrances from both sides of the building, and houses two trash enclosures.

Site features include wrought iron fencing, as well as gorgeous new landscaping featuring soaring palm trees lining both sides of the building on Cucamonga Ave and Belmont St. The site was laid out well for its size, utilizing much of the space to provide ample auto parking, 10 clean air vehicle spots, as well as 19 trailer stalls. 

Oakmont 6th & Utica is a 160,980 square foot LEED certified industrial building located near 6th St. and Utica Avenue in Rancho Cucamonga, CA, with close proximity to the 15, 60, 10 and 210 freeways. The facility offers excellent warehouse space, as well as two office buildouts, one on each end of the truck court. The buildout on the Southeast corner is for future office space, while the Southwest corner offers a 4,080 square foot completed office space with mezzanine.  

Warehouse features include 19 dock high doors, two drive through doors, 32’ clear ceilings, 3% skylights, and ESFR sprinkler system. 22 trailer parking spaces, an exterior fire pump room and trash enclosure complete the 177’ secured truck court.

Site improvements include a 1,575 square foot “safe dispersal”/keep clear area at the Southeast corner of the truck court, 90 auto parking spaces including 10 clean-air vehicle stalls, and outdoor lunch patio complete with a painted steel trellis for cover. A 3,500 square foot easement highlights the Northwest corner of the site, and 34,477 square feet of landscaping completes the site and beautifies this industrial area of Rancho Cucamonga. 

Constructed on a portion of a large field which previously separated Utica Avenue between 6th Street and 7th Street, offsite improvements included paving and adding that portion of 6th Avenue, which is now a completed thoroughfare. Situated in a prime IE West location of the Southern California industrial market, Oakmont 6th & Utica is located within 60 miles of the ports and LAX airport.

The project was completed within the original budget. 

The 970,747 square foot DCT Jurupa Logistics Center was completed in Fontana, CA on a nearly 40 acre site. Located near the 15, 10 and 210 freeways, the build-to-suit cross dock distribution facility offers vast warehouse space, as well as a 16,667 square foot tenant improvement. Built for DCT Industrial, the building was constructed specifically for tenant Stanley Black & Decker, one of the world’s largest providers of tools, storage and commercial electronic security.

The tenant improvement which created the new office space for Black & Decker is located on the Southwest corner of the building. Sliding glass doors lead into a stunning lobby, which is protected by a guard and features stacked stone, numerous windows along with a flat screen television. Another set of sliding doors lead into the large employee break room, featuring numerous flat screen TV’s and offering an additional entrance directly from the warehouse. The office space includes a large open area with numerous cubicles, customer service area, two conference rooms, 11 privates offices, men’s and women’s restrooms, smaller office break room, IT room, and multiple storage areas with the capability of conversion into future private offices.

The immense warehouse features a 7” slab, 36’ clear height ceiling, ESFR sprinklers, 56’ x 60’ column spacing, 3% skylights, 121 dock doors, 4 grade level doors and 214 trailer parking stalls. Fully secured 185’ and 245’ truck courts on both sides of the building, with gated entry at all access points, offer vast space for ample truck traffic.

Site improvements include 174,175 square feet of beautiful landscaping on all sides of the building, greatly enhancing the look and feel of this area of Fontana. Ample parking is offered, including 208 standard spaces and 8 handicap spaces. Fullmer also installed two trash enclosures, 2,663 linear feet of concrete screen walls, a 450 square foot fire pump house, new transformer, generator, and 23 light poles.

One of Fullmer’s larger projects, we couldn’t be happier with the finished product. We are pleased to report that Black & Decker has expressed their immense satisfaction with their new home, as well. Situated in a premier Inland Empire West location with convenient access to major IE freeways, this is truly an added gem to Southern California’s commercial real estate inventory.

Fullmer Construction completed the Riverside Avenue Industrial Facility, a 300,564 square foot concrete tilt-up building positioned on 13 acres in Rialto, CA.

Situated with excellent access just South of the 10 freeway, the facility offers 10,000 square feet of office space split between two tenant improvements, located on the Northeast and Southeast corners. Two entrances in the center of the building offer the potential for two additional future office areas. Warehouse features include 32’ clear height ceilings, ESFR sprinklers, 3% skylights, 52’x50’ typical column spacing, 4,000 amp power capacity, 53 dock doors, two grade level drive-through doors, and a fully secured 175’ truck court with 59 trailer parking stalls and access from both Riverside and Jurupa Avenues.

The project is completed by 53,153 square feet of high-end landscaping surrounding the site on three sides, including a new median installed on Riverside Avenue the length of the building. 194 parking spaces include six handicap spots and 16 spots for fuel efficient vehicles. 

Located in the industrial sector of Gardena with convenient access to the key Los Angeles freeways and ports, the 114,061 square foot Storm Distribution Center was completed by Fullmer Construction.

The facility includes a two-level tenant improvement offering 8,000 square feet of office space, as well as an additional buildout on the opposite corner for a future office area. Features include a lobby, five private offices, break room, as well as a spacious open office area, large conference room, and modern bathrooms with upgraded subway tile on each floor. Energy efficient lighting turns on and off with motion, and an exit from the mezzanine overlooks and leads down into the warehouse.

The warehouse offers 21 dock high doors, 2 grade level doors, 32’ clear ceiling, ESFR sprinklers and 800 amp electrical. The 135’ truck court has access from both sides of the property, as well as multiple trash enclosures.

Stunning landscaping surrounds the site and significantly enhances this area of the Southern Los Angeles industrial market. The project was completed and turned over to the owner two weeks early. 

Phase II of the Ontario Innovation Center is situated directly adjacent to Phase I, 3M’s new West Coast distribution center which started in 2014 and was completed in early 2015.

Primly located just off the 15 & 60 freeway interchange in Ontario, this 452,955 square foot distribution center includes a 2,402 square foot speculative corner office tenant improvement. The warehouse offers 36’ clearance, ESFR sprinkler system, 55 dock doors and 2 grade level doors, 3% skylights, 4,000 amp electrical capacity, and a 185’ secured truck court complete with 66 trailer parking stalls. Site improvements include stunning landscaping and ample parking with 197 auto parking spaces. The development began as a spec building, and was later able to secure Home Depot as tenant prior to completion of the project.

The completion of Phase II brought to a close the two-building project Fullmer completed for Trammell Crow Company, which was accomplished back-to-back in less than two years’ time. The nearly 1 million square feet of new prime industrial space, with its premier location in the Inland Empire West industrial sector and convenient access to the nearby freeways and Ontario Airport, is a true added gem to Southern California’s commercial real estate inventory.

Fullmer completed the 122,585 square foot Westates Jurupa distribution building, located adjacent to the bustling 15 freeway in Ontario. Perfectly situated with direct access from the Cantu-Galleano Ranch Road off ramp, this beautiful facility offers excellent freeway visibility and convenient access, making it a prime addition to this industrial corridor of the Inland Empire.

The corner office area features a stunning entrance complete with aluminum canopy, glass paneling and stone accents. An inviting reception area opens into 5,100 square feet of premium office space, completed with numerous high-end finishes and upgrades. Much of the office boasts elegant floor-to-ceiling windows and doors; a large conference room with wood flooring, 5 private offices, break room, men’s and women’s restrooms, and a separate IT room complete the space. A similar office TI was constructed on the opposite end of the building, enabling the building to be divisible if needed. The building houses DC Logistics as its tenant, who occupies the entire space.

Warehouse features include 20 dock-high doors, 4 grade level doors, 32’ clear height ceiling and ESFR sprinklers. Site features include wrought iron fencing surrounding the site, ample parking, as well as beautiful landscaping featuring an outdoor lunch area. Ground lighting illuminates the building at night, providing the final touch and offering a beautiful display to the passersby on the nearby freeway.

The Imperial Distribution Center is located in Brea, CA, near the 57 freeway. This 367,194 square foot concrete tilt-up building offers a spacious warehouse along with 4,976 square feet of prime two-level office space.

The corner office space features a stunning entrance complete with aluminum canopy, trellises and beautiful two-story glass paneling. The lobby brings invigorating natural light through the glass, which wraps around the entire space; a winding metal staircase with unique wood finishing leads to the second level and completes the entry. Beyond the lobby, the tenant improvement is comprised of a large open area, two private offices, conference room, two bathrooms and separate breakroom.

The warehouse includes 55 dock doors, 2 drive-through doors, ESFR sprinkler system, heavy power (12,000 volt), 36’ clear ceiling, 3% skylight coverage, 7” concrete slab, and a 185’ secured truck court with 54 trailer parking stalls, exterior pump room and trash enclosure.

Located right on the busy Imperial Highway, major street frontage enables the site to truly enhance the area. Site work includes an outdoor break area, ample parking with numerous carpool spaces, full landscaping and a steel art feature.

Fullmer Construction completed the Space Center Lilac Distribution Center in Rialto, CA. This 258,857 square foot concrete tilt-up building provides a spacious warehouse, as well as 2,100 square feet of office space, situated on a 12 acre lot. Located on the corner of Merrill and Lilac with easy access to the 10 and 210 freeways, the facility’s features include a 30’ clear ceiling, PVC roof, 2,000 amp power, ESFR sprinkler system, 36 dock high doors, 1 ground level door, and a gated 225’ truck yard with dual points of entry.

The corner office space includes a large open office area, 1 private office, conference room, and large break room. Restrooms complete the space, and are also included in the warehouse.

Site features include attractive landscaping on all sides, and a large detention basin on the West side of the property. Ample parking is offered, including 71 standard stalls, 16 electric vehicle/carpool stalls, 6 handicap spots and 60 trailer spaces. The multi-tone paint scheme provides the building with a unique look, and has enabled the facility to truly enhance this area of Rialto.

Fullmer completed First Park at Ocean Ranch, an industrial business park located in beautiful Oceanside, CA. Consisting of three single story, cold shell concrete tilt-up buildings, the development marks the first speculative industrial project in North San Diego County since 2008. Totaling 237,276 square feet, the buildings are situated on a 15.8 acre lot off Ocean Ranch Blvd, near the 5 freeway and just miles from the serene beaches of downtown Oceanside.

Building 1 stands at 108,414 square feet, and features two 4,000 amp electrical services, 30’ clear height, 20 dock-high doors and 4 drive-through doors. Building 2 totals 63,262 square feet with 26’ clear height, 13 dock-high doors and 6 drive-through doors, and Building 3 comes in at 65,600 square feet with 26’ clear height, 14 dock-high doors and 6 drive-through doors. Concrete pedestrian walkways surround each building, with convenient outdoor lunch areas also provided.

Each of the buildings includes aluminum store front entry, ESFR sprinkler system, 6” thick warehouse slab, 3% skylights, wide truck yards up to 176’ and attractive architectural detailing. State-of-the-art exterior LED lighting is instantaneous with dual level automatic controls – when passed under, the light is at 100%, but reduces to 40% otherwise. Tenant improvements were also completed on each facility, with 16,027 total square feet of office space offered.

Site improvements feature 104,722 square feet of beautiful landscaping all around the site, accompanied by water-saving vegetation. Ample parking includes 493 parking stalls, with multiple clean air/EV/vanpool spots and 25 bicycle stalls also provided. An underground 3,000 amp electrical pull section with 1,000 amp switchgear enables the site’s heavy power to accommodate a large variety of manufacturing and distribution needs.

Suja Juice moved in as tenant for Buildings 1 and 2. Fullmer is extremely proud of this project, which is a true testament to the firm’s ability to expedite schedules for a quick tenant move-in.

The 44,984 square foot US Bowling Ontario Warehouse building is located in Ontario, CA. Situated on the corner of Business Parkway and Spruce Street in close proximity to the 15 and 60 freeway interchange, the facility has much to offer its new tenant.

Extensive upgrades to the 4,000 square foot two-level corner office space (which offers three private offices, a copy room and a large open workspace upstairs), include hardwood laminate floors, floor-to-ceiling windows, nine-foot office doors with coded electronic locks on each, Corian countertops, motion activated lighting, and pull down window screens. The highlight of the office upgrades exists in the first floor restrooms, where motion sensor faucets were installed, along with one Toto toilet in each accompanied by a temperature controlled heated seat, which is motion activated upon stall entry.

The warehouse includes four dock high doors, one grade level door, airbag powered dock levelers, 32’ clear height ceiling, ESFR sprinkler system, scrip foil insulation, 3% skylights, and a gated truck yard.

Site improvements include plenty of parking, upgraded landscaping, a dual underground storm drain chamber system in case of flooding, decorative concrete along the North side of the building, and the capacity for future monument sign expansion and gas expansion. The exterior of the building includes LED lighting, aluminum canopy, and a beautiful two-tone color scheme.

Fullmer Construction completed the Nevada Corporate Center, located in Redlands, CA. Situated just North of the 10 freeway with close proximity to the 30 and 210 freeways, the 304,246 square foot concrete tilt-up distribution warehouse offers more than 5,000 square feet of two-floor corner office space; a second buildout offers the capability for additional offices in the future. The spacious warehouse includes 32’ clear height ceiling, ESFR sprinklers, 41 dock doors and one grade level drive-through door. A 191’ fully secured truck court with 69 trailer parking stalls provides convenient freight access, and a large fire pump house and gated trash enclosure occupy a corner of the truck court.

The site is completed by 87,503 square feet of beautiful landscaping. 155 parking spaces include 16 spots for clean air/vanpool vehicles. The building’s finishing touch is a two-tone color scheme, giving a stunning and unique look to the facility.

The 700,712 square foot Sultana Logistics Center was completed in Fontana, CA. Located near the 15, 10 and 210 freeways, the spec cross dock distribution facility offers vast warehouse space, as well as 10,000 square feet of completed office tenant improvements. Two-tone coloring and plenty of glass make the building a beautiful addition to the community.

The identical office spaces, featured on both corners of the west side of the building, offer a large open work area upon entry, two private offices, men’s and women’s restrooms, and plenty of natural lighting through floor-to-ceiling windows. Features include motion lighting throughout, split outlets with timers to shut off electricity left on, upgraded birch doors and aluminum jambs leading to the bathrooms and warehouse, as well as elegant porcelain subway tiles and stone floor tiles in the restrooms.

The immense 690,712 square foot warehouse features men’s and women’s restrooms at both corner office areas with upgraded ceramic tiling, 137 dock doors, 3 drive-through doors, 36’ clear height, ESFR sprinklers, and a large electrical room with double the currently needed space for future addition of equipment. The roof houses 18 large exhaust fans with room for future additions, and the electrical room houses an auto shut off switch, which can be manipulated by the fire department to shut off certain fans and keep others on, controlling smoke in case of a fire. A large backup generator housed in the truck court offers protection in case of simultaneous fire and power outage. A full concrete truck yard on both sides of the building, with gated entry at all access points, offers vast space for ample truck traffic.

Site improvements include 229,827 square feet of beautiful landscaping on all sides of the building, greatly enhancing the look and feel of this area of Fontana. Plenty of parking is offered, including 325 standard spaces, 8 handicap spaces, and 38 clean air/vanpool spots. Fullmer also installed a dual sewer pump with shafts capable of holding roughly 650 gallons of water and an alarm panel with siren in case of overflow. A large detention basin sits at the south side of the property. Finally, Fullmer installed new underground electrical conduits, eliminating the need for power poles on the street and further cleaning up the look of the surrounding neighborhood.

Challenges included adding a retaining wall adjacent to the railroad at the east side of the site. Fullmer worked with the railroad and ended up digging out the rail spur and removing the track, building the wall, replacing with new track at the end. Fullmer is proud of this new warehouse facility; we believe it upgrades the area tremendously, and will be a great home for its future tenant.

The 120,624 square foot Dedeaux Rochester Business Center is located in Rancho Cucamonga with convenient access to the 10, 15 & 210 freeways. This state-of-the-art concrete tilt-up distribution warehouse and office building has been purchased by Newco Distributors, a wholesale distributor of organic, all-natural, and grain-free pet food and supplements.

The building includes 20,000 square feet of two-level office space, featuring a beautiful lobby, large training room, numerous private offices, open office areas, conference room, copy room, large break room, modern bathrooms and a separate warehouse office. LED lighting is featured inside and out, and the facility is designed to be ready for future solar integration.

The warehouse offers 12 dock high doors, 2 grade level doors, 30’ clear ceiling, abundant racking and a 5,000 square foot walk-in 37° cooler/10° freezer. Site improvements include beautiful landscaping around the property, abundant parking including multiple low emitting and fuel efficient vehicle parking spots, and the use of recycled water for irrigation to support conservation.

CapRock Distribution Center II is the second of two speculative tilt-up warehouses constructed by Fullmer in 2015 for CapRock Partners. The 609,888 square foot facility is located in Rialto, just north of the 210 freeway. Situated in a prime area of the Inland Empire industrial sector that also includes neighboring well-known tenants such as Target, Under Armour and UPS, the divisible state-of-the-art industrial facility is conveniently positioned for enhanced distribution capabilities and ease of access to nearby freeways.

Features include nearly 3,000 square feet of pre-built open office space complete with restrooms, three private offices, conference room, tiled break room with sink and cabinetry, and motion-activated lighting throughout. A second buildout ready for possible future office space occupies the opposite corner.

The large warehouse includes 32’ clear ceiling with ample skylights, 84 dock high doors, two drive-through doors, ESFR sprinklers, a large secured 185’ truck court with 126 trailer stalls and two trash enclosures, and 122 parking stalls.

Site improvements consist of a large retention basin, as well as beautiful landscaping combining lush green grass with the drought tolerant style. Additionally, handicap accessible ramps connect the street to a lowered parking lot, and both corner entrances feature ramps connecting the parking lot to the doors.

We believe this facility truly enhances the look of the area, and has added tremendously to the increasingly robust Inland Empire commercial real estate market.

Developed in the prime industrial hub of Perris, Fullmer completed the Duke Perris Logistics Center II. The 783,407 square foot speculative concrete tilt-up building provides both a spacious warehouse and open office area. Conveniently located with close access to the 215 freeway, the facility’s offerings include a 36’ clear ceiling, ESFR sprinkler system, 8” thick concrete floor slab, 8 dock levelers, general warehouse lights, 118 dock doors, parking for 183 trailers, large truck courts on both sides of the building, and two additional corner entrances for possible future office space. The warehouse does include men’s and women’s restrooms, as well.

Features in the 4,160 square foot office area include a conference room with floor-to-ceiling windows, coffee bar area, and men’s and women’s restrooms. Site features include attractive landscaping all around, covered break area, an outdoor exercise course, and ample parking with 276 auto parking stalls, numerous parking spaces for low-emission and fuel efficient vehicles, as well as carpool/vanpool parking.

The building is LEED certified. Sustainable features include motion-activated faucets and soap dispensers in all restrooms, motion-activated lighting in the restrooms and office area, as well as LED lighting throughout the facility. It didn't take long for online home products retailer Wayfair.com to fully lease the building, which it now utilizes as part of their state-of-the-art West Coast distribution center.

The Veterans Way Logistics Center is located just off the 215 freeway and near the 60 freeway in Moreno Valley, CA. The 366,698 square foot concrete tilt-up distribution center offers vast, well-lit warehouse space, which includes 49 dock doors and two rollup doors. Entrances at all four corners of the building offer abundant possibilities for office space additions or additional warehouse entrances. Arched glass windows at each of these entrances top the building off, and enable the facility to stand out as a truly beautiful addition to the industrial area. New desert-style landscaping surrounds both the building and site, and two detention basins on the South side of the building protect against any possible water runoff. Fullmer is proud of this project, and confident it will be a great new home for any tenant looking for a large warehouse space to house their operations.

The CapRock Linden and Casmalia Distribution Center is located in Rialto, CA. Situated just off the 210 freeway, the 428,164 square foot concrete tilt-up distribution warehouse offers the ability to add two future office spaces at two corner entrances. The vast warehouse space includes an ESFR sprinkler system, 55 dock doors and two ramped rollup doors. Gated truck entrances on both ends of the building, as well as a large truck court, provide for ease of freight access. There is a large break tank in the corner of the truck court for the fire sprinkler system, as well as an outdoor pump house.

The site is completed by beautiful landscaping around all sides, which has a low emitting sprinkler system with drip setup. Ample parking includes spaces for low emission/fuel efficient vehicles and an electric vehicle charging station. Built for CapRock Partners, the facility was sold to Prologis during the construction process, and shortly thereafter Guitar Center chose to become the tenant and utilize the building as their new West Coast distribution center.

The Prologis Kaiser Distribution Center is located in Fontana, CA. Situated just off the 10 & 15 freeways, the facility offers both warehouse and office space. The 186,300 square foot concrete tilt-up building includes 2,322 square feet of office space with the ability to add future offices to two additional corner entrances. The vast warehouse space includes ESFR sprinklers, LED lighting, two rollup doors and 34 dock doors, 15 of which offer dock levelers. Gated truck entrances on both sides of the building provide for ease of freight access, and the site is completed by ample parking spaces and beautiful landscaping.

Greenball Products is the building's new tenant.

The Sycamore Springs Distribution Center is located in Riverside, CA, just off the 215 & 60 freeway interchange. The building serves as the new returns warehouse for Big 5 Sporting Goods. Standing at 171,616 square feet, the concrete tilt-up building offers a guard shack, 2 roll-up doors and 21 dock doors, two of which boast dock levelers; two check-in windows and four bathrooms complete with Italian tile finish off the warehouse area.

The facility also includes tenant improvements providing one office on each side of the building. The 5,788 square feet of office space includes check-in reception areas, four offices, one conference room with floor-to-ceiling windows overlooking the street, two private bathrooms, lunch room, and a large break room complete with an outdoor patio.

Finally, the property boasts beautiful desert-style landscaping all around. There is a 10’ deep underground storm water storage facility, which includes a 36” drain pipe and sits under roughly five feet of gravel. Lastly, the retention basin on the North side of the property ensures water will not overflow to the street.

Fullmer completed the group of buildings built for DCT Industrial on 8th & Vineyard in Rancho Cucamonga. Constructed beside buildings A & B (completed in early 2014), the second phase now includes buildings C, D and E, completing the industrial park.

Building C, standing at 55,450 square feet, includes 5,800 square feet of office space. It comes complete with colorful offices, recessed LED lighting and floating light panels; the warehouse offers 4 dock doors and 1 grade level roll up door, plus a massive cooling fan 24’ in diameter. The building is a gem for new tenant Easy Rock, who began moving in to their new USA office and distribution center in April 2015.

Building D was completed as a shell only, and is ready for its new tenant. This 63,986 square foot warehouse includes 9 dock doors and 1 roll up door, a fully secured fenced yard, and will soon offer completed office space, as well.

Building E is occupied by Patio Renaissance, whose many commercial clients include the well-known Tommy Bahama. Built to include an upstairs showroom area to showcase their products, the 39,762 square foot facility offers 4,400 square feet of office space – 2,200 on the first floor and 2,200 on the second.

Site finishes include beautiful landscaping, ample parking space, and pervious pavement which allows built-up rain water to soak in and drain instead of running through the lot. With a prime location near the 10, 15 and 210 freeways, this industrial park brings newness and beauty to an older area of the Inland Empire business community.

Fullmer Construction completed a brand new distribution center for 3M in Ontario, CA. Conveniently located just off the 15 & 60 freeways, this 456,357 square foot concrete tilt-up building contains 14,000 square feet of office space – a primary office and warehouse office with additional restrooms. The vast warehouse space includes two Hazardous Materials rooms, complete with in-rack sprinkler systems, as well as an abundance of rack space. Site improvements include beautiful landscaping, and an 800 square foot concrete tilt-up “welcome center” complete with workspace and restroom sits at the entrance to the truck-loading area, which offers 64 dock doors. The facility also includes a Kohler backup generator for emergency lighting, an indoor pump room, and spacious lunch room.

Fullmer is pleased that the project was completed within the project deadline and budget. This is a turnkey facility built specifically for 3M, who began moving in on April 1, 2015.

The DCT Rialto Logistics Center is a 927,696 square foot concrete tilt-up industrial warehouse on a 42 acre site in Rialto, CA. The 32' clear height crossdock building consists of vast warehouse space, as well as three corner entrances available to create future offices. The facility also offers 122 dock-high doors, 4 ground-level doors, 235' secured truck courts, 290 trailer parking stalls, ESFR sprinklers, a fire pump, trash enclosure, beautiful landscaping, and is Silver LEED certified. Located just off the 210 freeway, the building is in a prime location and easily accessible.

The Prologis Distribution Center in Redlands, CA is an 809,338 square foot concrete tilt-up building that offers both warehouse and office space. The vast warehouse space includes 36' clear height ceiling with ESFR sprinkler system, 155 dock high doors, 4 ramped drive-in doors, and a large secured truck court with 233 trailer parking stalls. It boasts beautiful landscaping, complete with palm trees lining all four sides of the property, and is LEED certified. The facility also includes plenty of parking space, and is conveniently located near the 10, 210 & 215 freeways.

The OMP Pomona Distribution Center, the new home of Graybar Electrical Wholesale, is located in Pomona, CA just off the 10 & 71 freeways on a beautiful 15 acre property. The facility offers both warehouse and office space. This 238,000 square foot tilt-up building features ESFR sprinklers, an electric fire pump, a diesel backup generator, and state-of-the-art LED outdoor lighting. The facility also includes 36 dock doors, 16 of which boast heavy-duty dock restraints.

The Almond Corporate Center consists of one building offering both warehouse and office space. This 420,817 square foot building offers the capability to add two more offices in addition to the current finished office area. Located in Redlands with close proximity to the 10, 210, 30 & 15 freeways, the facility includes 57 dock doors and 78 trailer stalls.

Built using low-emitting and recycled materials, offering water efficient landscaping and spaces for low-emitting and fuel-efficient vehicles, the Almond Corporate Center is Silver LEED certified.

 

Fullmer Construction finished a new warehouse for FedEx, which already processes an average of 10.5 million shipments a day. The distribution center located in the city of Bell’s Pacific Business Center provides FedEx with 132,546 square feet of warehouse space and 4,785 square feet of office tenant improvements. With a clear height of 32 feet, Fullmer provided FedEx with a versatile warehouse for all their potential needs.

The project experienced complications resolved quickly and efficiently by Fullmer’s team preventing extensive project delay that would significantly raise the cost and completion time. Existing Southern California Edison power poles and overhead wires created the need for a two-phase lift. Concrete slabs size prevented a single lift due to the proximity of the power lines, so Fullmer completed a second lift after Edison buried the lines, all within a very tight completion date.

Inside the warehouse, Fullmer installed a full interior trench drain system allowing FedEx to clean the facility with high-pressure hoses. The building includes 14 trailer docks connected to chutes at the end of extensive automating racking for package processing.  Fullmer eliminated the need for cooling units by installing “Big Ass Fans” to circulate air inside the warehouse, lowering the facility operating costs. Vehicle charging stations in the parking lots also encourage the use of environmentally friendly transportation to the LEED Silver certified building.

Fullmer completed the three building Pacific Business Center business park for Pacific Industrial in Bell, CA. Located with prominent freeway frontage just off the 710 freeway, the project included a build-to-suit for FedEx and two speculative buildings, both of which included two-story office tenant improvements. 

The two spec buildings are state-of-the-art, and LEED Gold certified. Spec building 1 stands at just over 218,000 square feet, offering 42 dock doors, two drive-through doors, 32' clear height, ESFR sprinklers, 3% skylight coverage, 100% secured concrete truck yard, 7" warehouse slab, MM80 through the entire warehouse and EV charging stations. The building is split down the middle by a demising wall, allowing two tenants to operate. 

The 70,121 square foot spec building 2 features 7 dock doors, one drive-through door, 30' clear height, ESFR sprinklers, 3% skylight coverage, 144' secured concrete truck court, solar ready roof and EV charging stations. 

The third building was a build-to-suit facility constructed specifically for FedEx Home Delivery. Standing at 132,546 square feet, features include 5,000 square feet of new office space, 14 dock doors, ample parking and spaces for low emitting and fuel efficient vehicles. It is LEED Silver certified. 

 

 

A new tilt-up warehouse for garment company Color Story finished in the highly industrial city of Vernon.  The Los Angeles based company affiliated with M-Textile Corporation will use the building as a distribution center.  The concrete warehouse contains additional office space totaling 84,408 square feet, and space for 12 trailers.

Fullmer displayed their expertise in dealing with construction complications when the site contained acid leached clay.  The hazardous material made the ground unstable with no load bearing capacity, preventing construction of a building.  The previous occupants of the land operated a company manufacturing chemicals for the oil drilling industry that soaked the ground below.

To prevent the expensive export of existing dirt, Fullmer dug 8 feet deep and spread the hazardous material to dry.  Once dry Fullmer mixed existing soil on the land and reused the combined material.  The project also required a 60-foot single slide gate.  Two parallel wheels below ensure stability during operation of the long gate.

Fullmer finished construction of a group of buildings in Rancho Cucamonga for DCT.  Their placement on 8th Street and Vineyard Avenue provides convenient access to the 10 Freeway.

The first buildings finished – Buildings A and B – are 129,704 and 99,359 square feet, totaling over 229,000 square feet of building space.  The last three  – Buildings C, D and E – will be 55,450, 63,986, and 39,762 square feet respectively, totaling over 159,000 square feet.

Following the finish of A and B in January 2014, the second phase which consisted of Buildings C, D, and E began and was completed in 2015.

The Francis Distribution Center is an 800,000 square foot distribution/fulfillment center in Ontario. Located on the corner of Francis Street and Etiwanda Avenue, the building offers easy access to the 15, 10, and 60 freeways. The warehouse boasts a 36 foot clear height which, compared to the typical 32 foot clear, allows for an additional storage of inventory. The cross-dock building has 119 dock positions with a 3,000 square foot office space ready to be occupied.

Outside is a completely gated concrete truck yard sufficiently spaced for easy trailer parking. Additionally, situated at the northeast corner is a paved roundabout that features a mature oak specimen tree in the center.

The job only took 7 months for Fullmer to complete.

Fullmer completed two large distribution centers for DCT Industrial, the Slover Logistics Center. The two buildings, located in Bloomington, together add up to over 1,200,000 square feet.

Slover I stands at 651,815 square feet with 10,497 square feet in office space and has 87 cross-dock positions. Its counterpart, Slover II, totals 610,120 square feet with 9,729 square feet in office space but contains three more (90) cross-dock positions than Slover I.

The tenant is a third-party logistics and fulfillment service provider. Both buildings took approximately 8 months to complete with Slover I coming to a finish first and Slover II completing five months shortly thereafter.

Fullmer completed this distribution facility for OMP in Montclair near the 10 freeway. The structure is nearly 100,000 square feet and includes 6,000 square feet of office space with mezzanine. The tenant, Westpack, is an LED lighting importer and distributor.  Fullmer also completed 90% of the tenant improvements for this project. There was an extremely deep footing to this building, measuring 13 feet from finish floor to the bottom of the building footing that was due to the steeply sloped property. Nonetheless, Fullmer completed this project in just under 7 months.

This is the final building in Prologis' Crossroads Business Park, located just off the 10 and 15 freeway interchange in Ontario, CA. The structure totals 427,047 square feet and includes nearly 2,000 square feet in office space. The 32' clear cross-dock facility also features 90 dock doors, four ground level doors, ESFR sprinkler system, and 4,000 amp power. 45 trailer stalls and 266 auto stalls give the tenant ample parking.

Completed in about 9 months, this final Crossroads building has careful detail on all four corner entrances, making it a beautiful finale to Prologis' Business Park.

The Knox Logistics Center is located in Riverside just off the 215 freeway, near the 215 & 60 interchange. Built by Fullmer for Trammell Crow Company, two “Class A” industrial buildings totaling over 1 million square feet currently occupy the site. Buildings A & C were completed in late 2013, with Building B scheduled for construction sometime in the near future.

Building A stands at 392,617 square feet and currently houses iHerb.com, one of the world’s leading suppliers of natural and healthy nutritional products. It contains 10,000 square feet of prime office space; its vast warehouse offers abundant racking and shelf space, as well as a state-of-the-art product picking and packing system, one of the first of its kind.

Building C was preleased to Kraft Foods, and stands at 678,000 square feet. It contains 50,000 square feet of conditioned space for perishable goods, and its numerous truck court entrances make the building extremely accessible.

Both buildings offer ample employee parking, area for additional trailer storage, energy efficient lighting and low flow plumbing fixtures which enhance the buildings’ efficiency. Beautiful drought tolerant landscaping reduces water usage at both sites by 50%. Fullmer is proud of the finished product; the Knox Logistics Center is truly an added gem to the industrial sector of Riverside.

This 421,031 square foot Class A spec warehouse can be divisible into smaller spaces if needed and is tenant improvement-ready for construction of an office space. The building features a 32 foot clear height, ESFR sprinkler system and 4,000 amp available service. The exterior of the building features a secured concrete truck yard with extra trailer parking and full concrete yard, drive and parking. 

Located in Victorville with close proximity to the 15 freeway, the Newell Rubbermaid Distribution Center is a 407,612 square foot concrete tilt-up building. The first of numerous buildings developed by Fullmer at the 2,500 acre industrial and commercial Southern California Logistics Centre complex, this is a build-to-suit bulk distribution facility constructed for Newell Rubbermaid, one of the largest marketers of consumer and commercial products in the world.

State-of-the-art features of the building include energy efficient and motion-activated warehouse lighting, ESFR sprinkler system, abundant natural sky lighting, 32’ clear ceilings, large concrete truck courts, and ample power. Plenty of parking, as well as drought tolerant landscaping, complete the site.

The building was completed with plans for future expansion already in motion. Fullmer completed the 176,800 square foot expansion, which brought the total size of the facility to 584,412 square feet; the building still holds further expandability to roughly 800,000 square feet. The expanded space connects directly to the original facility, with pre-designed knockout panels providing optimized distribution.

Fullmer completed this 414,543 square foot spec project for Prologis in Ontario near the 10, 60 and 15 freeways. The building is powered to suit, and features 56 dock high doors, 2 grade level doors, 30' clear height, 183' secured truck court and 71 trailer stalls. It currently serves as the Los Angeles Corporate Showroom and distribution center for IMAX Worldwide Home, is LEED Silver certified, and a beautiful addition to the business sector of Ontario.

Fullmer also completed street improvement and landscaping around the project. 

Built with development firm Sares-Regis Group, this 983,986 square foot build-to-suit project in Redlands was for Salton, a small kitchen appliance company best known for George Foreman Grills. Fullmer was proud to be hired by Salton to be their design-build contractor prior to them selecting the final site and development group.

Fullmer constructed Lot 1 of Global Access, a master planned 8,500 acre transportation hub in Victorville. Located minutes from the 15 freeway, Fullmer developed the project with development manager Stirling Development as part of the 2,500 acre master planned industrial portion of the complex, known as the Southern California Logistics Centre, which is conveniently located adjacent to the Southern California Logistics Airport.

Lot 1, the second of numerous buildings completed at SCLA by Fullmer, is a large speculative warehouse standing at 1,000,000 square feet.

The building is Gold LEED certified; Fullmer worked with the owners to help them achieve this certification by managing the building process. The LEED Gold certification for Lot 1 made the facility the largest speculative green industrial facility in the world. Some of its sustainable features include reduced-flow restroom fixtures, drought-tolerant landscaping, and energy-efficient heating, air conditioning and lighting.

Developed in Perris, this build-to-suit distribution center was completed for Hanesbrands Inc., one of the leading manufacturers of apparel in the world. Standing at 1,309,754 square feet, the building is Hanesbrands' largest distribution facility in the world.  The project was a collaborative effort between Ridge Development, Hanes, all of Hanes' racking and material handling consultants and Fullmer. Designed and built in 9 months, Fullmer was able to accommodate the expedited needs of Hanes.

The building became LEED certified in 2010. Sustainable features include motion-activated lighting, insulation of the roof, low-water restroom fixtures and landscaping and parking spaces for low-emission and low-energy vehicles.

Located in the heart of the Ontario industrial market near the 10, 15 and 60 freeways, the California Commerce Center consists of six concrete tilt-up warehouse buildings totaling 1,936,142 square feet. Two smaller buildings stand at 30,288 and 52,387 square feet, while four larger buildings range in size from 241,367 to 680,925 square feet.

Lush green landscaping complements the facilities, adding to their appeal. One of Fullmer’s largest industrial projects, the buildings are a strong addition to the Inland Empire commercial real estate market.

The California Palms Business Center consists of six concrete tilt-up warehouse buildings, totaling 2,123,293 square feet of warehouse space and nearly 70,000 square feet of office space. Spread over 100 acres in the industrial sector of Redlands, and located primly near the 10 and 215 freeways, the buildings range in size from 54,000 to 800,000 square feet. Well-known organizations such as Payless ShoeSource, Lamps Plus, and Prime Line Products currently occupy much of the space, utilizing the facilities as their regional distribution centers.

Thorough offsite street improvements were completed, and attractive landscaping complete with palm trees lining the property at the streets add to the enhanced look of the area. One of Fullmer’s largest industrial projects, we are pleased with the finished product, and the strong addition it is to the Inland Empire industrial market.
