Waterman Distribution Center Completed in San Bernardino, CA

The Waterman Distribution Center is a 554,000 square foot concrete tilt-up industrial building located in San Bernardino, CA. Situated on a 25-acre site less than one mile from the 10 / 215 freeway interchange, Fullmer built the project for Industrial Property Trust, bringing a beautiful new facility to this older area of the Inland Empire market.

The building includes a speculative tenant improvement, offering 3,152 square feet of first floor office space along with a 3,347 square foot mezzanine with stairs leading down to the warehouse. The 38’ clear warehouse features cross-dock configuration with 105 dock doors, four drive-through doors, 2.5% skylights, ESFR sprinkler system, 56’ x 60’ column spacing, 2,000-amp power (upgradeable to 4,000), and an 8” fully-reinforced concrete floor at 4,000 psi. Fully secured concrete truck courts on both sides of the building – 180’ on the North side and 185’ on the South side – offer 139 truck stalls to accommodate ample truck traffic.

Site improvements include more than 41,000 square feet of fresh landscaping as well as 270 auto parking stalls, 34 of which are reserved for low emission and carpool vehicles. The project is LEED Silver certified, and the beautiful two-tone paint scheme completes the sharp look of the building and significantly enhances this older area of the Inland Empire industrial market.
