California and Campus Project Completed in Ontario, CA
Fullmer Construction recently completed a two-building project for Panattoni Development in Ontario, CA. California and Campus offers one building at the corner of Campus Avenue and California Street, with a smaller facility located a block away at Sunkist Street and Caldwell Avenue. The project began with removing what was left of the old Sunkist bottling plant, as well as dismantling and reconstructing the old Sunkist water tower, now preserved across the street.
Building 1, standing at 123,672 square feet, includes 3,479 square feet of office space. Situated on a 6 acre site, it features 32’ clear ceilings, 2,000 amp electrical, ESFR sprinklers, 22 dock doors, two drive-through doors and a fully fenced and secured 140’ truck court.
Building 2, standing at 57,831 square feet, offers 3,970 square feet of office space including a 1,727 square foot mezzanine. The impressive entry features a winding staircase leading to the second floor balcony, which features aircraft quality stainless steel cable guardrail. Warehouse features include 30’ clear ceilings, 1,200 amp electrical, ESFR sprinklers, five dock doors, one drive-through door and a fully fenced and secured 120’ truck court. Additionally, a 62 stall parking lot was installed directly adjacent to the facility.
Offsite work includes all new street lights, new water lines, and the conversion of a previous overhead phone line running across the center of the Building 1 site into a new underground line. Site finishes include refreshed landscaping around all sides of each building, abundant parking space and five major surrounding street renovations.
Fullmer had to overcome a number of challenges to successfully complete this project, from pushing through the rainiest winter in several years to dealing with many delays from the numerous utility companies used. With a prime location near the 10, 15 and 60 freeways, these two new industrial facilities bring refreshed beauty to an older area of the Inland Empire business community. A project that began with two vacant lots overgrown with weeds and vegetation, Fullmer is extremely proud of the finished product, a great new addition to the business sector of Ontario.
