Citrus Commerce Center Completed in Fontana, CA
Fullmer recently completed Citrus Commerce Center, a 77-acre master-planned industrial park located in Fontana, CA. Built for developer Alere Property Group, the development consists of three high-cube concrete tilt-up distribution facilities totaling 1,837,720 square feet. The buildings are situated at the corner of Citrus and Jurupa, near the 10, 15 and 60 freeways.
Building 1 stands at 630,784 square feet, featuring 36’ clear height, 102 dock-high doors and two drive-through doors. Building 2 totals 1,003,567 square feet with 36’ clear height, 190 dock-high doors and four drive-through doors, and Building 3 comes in at 202,928 square feet with 32’ clear height, 25 dock-high doors and one drive-through door.
Each building includes an ESFR sprinkler system, 6” thick warehouse slab, 3% skylights, 2,000 amp/277-volt power, high-efficiency motion-activated LED lighting, truck courts ranging to 135’ and attractive architectural detailing. Tenant improvements were also completed on each facility, with over 17,000 total square feet of office space being offered.
The new Class A distribution center has already proven its value, as global shipping leader UPS and foodservice giant Performance Food Group have already signed on as split tenants for Building 1. Upgraded tenant improvements were performed for both tenants, including cooler/freezer space for PFG. Numerous weather delays were overcome to meet the project deadline; Fullmer is extremely proud of this project, another key addition to the firm’s 1M square feet+ portfolio.
