Ontario Innovation Center – Phase II
Phase II of the Ontario Innovation Center is situated directly adjacent to Phase I, 3M’s new West Coast distribution center which started in 2014 and was completed in early 2015.
Primly located just off the 15 & 60 freeway interchange in Ontario, this 452,955 square foot distribution center includes a 2,402 square foot speculative corner office tenant improvement. The warehouse offers 36’ clearance, ESFR sprinkler system, 55 dock doors and 2 grade level doors, 3% skylights, 4,000 amp electrical capacity, and a 185’ secured truck court complete with 66 trailer parking stalls. Site improvements include stunning landscaping and ample parking with 197 auto parking spaces. The development began as a spec building, and was later able to secure Home Depot as tenant prior to completion of the project.
The completion of Phase II brought to a close the two-building project Fullmer completed for Trammell Crow Company, which was accomplished back-to-back in less than two years’ time. The nearly 1 million square feet of new prime industrial space, with its premier location in the Inland Empire West industrial sector and convenient access to the nearby freeways and Ontario Airport, is a true added gem to Southern California’s commercial real estate inventory.
